Unfortunately blobs cannot be cast to any other data type. There is a
UDF that adds the function F_BlobLeft that will do what you want.

I tried to cast the Blob Text to varchar and then substring it but the
cast
to varchar did not work.

SUBSTRING(CAST(mAddress) as VARCHAR(100)) FROM 1 FOR 44)
